A two-bedroom condominium at Four Seasons Private Residences at The Surf Club has sold for $17 million, marking the highest-priced two-bedroom condominium sale in Florida.

The transaction surpasses the property’s previous two-bedroom sales record of $14.85 million, representing a $2.15 million increase and underscoring the premium commanded by residences at one of South Florida’s most exclusive oceanfront properties.

Located at 9111 Collins Avenue in Surfside, Residence N417 spans 3,006 square feet and includes two bedrooms and two-and-a-half bathrooms. The sale equates to approximately $5,655 per square foot.

Designed by Pritzker Prize-winning architect Richard Meier, the residence features floor-to-ceiling impact glass with sweeping Atlantic Ocean views, an expansive great room opening onto a private oceanfront terrace and a kitchen centered around a large island. Both bedrooms include walk-in closets, while additional features include tile flooring, an in-unit washer and dryer, and two parking spaces with valet service.

Chris Wands and Amanda Malone of The Wands Team at Douglas Elliman represented the seller, while Cindy Orlinsky of Douglas Elliman represented the buyer.

The transaction comes as branded residences continue to occupy a prominent position in South Florida’s ultra-luxury real estate market, attracting buyers seeking a combination of prime locations, privacy and hospitality-driven services.

“This sale speaks to the depth of demand we’re seeing at the highest end of the South Florida market, especially for branded residences with true scarcity,” said Wands, founder of The Wands Team at Douglas Elliman. “At this level, buyers are looking for more than just square footage or a beautiful view. They are prioritizing privacy, service, security and access to a lifestyle in properties that are very difficult to replicate.”

Four Seasons Private Residences at The Surf Club combines contemporary residential architecture with the property’s historic 1930s clubhouse. Residents have access to Four Seasons hospitality services, oceanfront swimming pools, a fitness center, direct beach access, 24-hour doorman services and a secured lobby. The property also features acclaimed dining destinations and is located near Bal Harbour Shops.

“The Surf Club continues to set the standard for ultra-luxury living in South Florida because it offers something incredibly rare: history, service, design and beachfront privacy all in one address,” said Malone. “This closing reflects how competitive the market remains for exceptional residences in legacy buildings, particularly when the product is limited, the scale is unmatched and the lifestyle is truly best-in-class.”

Orlinsky, who represented the buyer, pointed to the property’s distinctive positioning in the luxury market.

“The Surf Club continues to define a level of luxury in South Florida that is truly in a category of its own,” she said. “The sale of Unit 417 is another reflection of the extraordinary demand for residences of this caliber, where discerning buyers expect not only exceptional design and service, but a sense of place and exclusivity that is increasingly rare.”

The $17 million closing establishes a new pricing benchmark for two-bedroom residences in Florida and highlights the value buyers continue to place on limited residential inventory at established luxury oceanfront addresses.
